In 2025, Ukraine will see a record number of warehouses.


Ukrainian developers have announced plans to build and put into operation 500 thousand square meters of warehouse real estate. This will significantly ease the situation in the market, which has suffered major losses during the prolonged war.
According to CEO of DP Development & Property Dmytro Pasenkov, by 2025, around 300 thousand square meters of new warehouses will be built in the western regions, particularly in Lviv and Khmelnytskyi regions. Additionally, 200 thousand square meters are being constructed in the Kyiv region, including the logistics complex 'Chayky', the 'Dudarkiv' and 'Oleksandrivskyi' complexes, and the warehouse complex 'Horenychi'.
'All three large-scale projects are being built by one of the key market operators ADG ('Alpha Development Group'). This year, ADG plans to put into operation 260 thousand square meters of warehouse space,' Pasenkov stated.
According to forecasts by CBRE Ukraine, another 270 thousand square meters of new warehouses will be built by 2025. Most of them (87%) will be speculative markets, while the remaining (13%) will be for owners. This is the largest volume of new offers in the last 10 years.
According to NAI Ukraine, developers plan to build about 700-800 thousand square meters of logistics projects between 2024 and 2029. However, some of them may remain in the design stage and may never be completed.
In 2023, there were no new rental facilities in the Kyiv region, but warehouse complexes were constructed for internal needs. In 2024, the first phase of the logistics complex 'Dudarkiv' was launched.
Among developers significantly impacting the market are Alterra Group, Protec Development, and Sparrow Capital. Alterra Group is completing the construction of logistics centers 'PERETYN' in Lviv region and 'JOULe' near Kyiv.
Despite this, Dmytro Pasenkov emphasized that the current pace of construction will not be able to fully meet the demand for quality warehouse space, which has suffered due to destruction in conflict zones and incompetent construction in previous years.
